What documentation are required for residential tenancy contract?

New Lease

✓ Proof of identity:

  • • Original passport with valid visa and Emirates ID for expatriates.
  • • Original passport or Emirates ID for UAE Nationals.

✓ If unit is larger than one bedroom, proof that it will be used for family accommodation:

  • • Copy of Marriage certificate.
  • • Original passport of spouse with valid visa.
  • • Family Book for UAE Nationals.

✓ Proof of Income: Personal bank statement (3 months) or copy of salary certificate or payslip of tenant.


Lease Renewal

✓ Original Emirates ID and passport copy.


Lease Transfer

✓ Both the previous and new tenant must be present at any Relaam office.

✓ Proof of identity for previous and new tenant:

  • • Original passport with valid visa and Emirates ID for expatriates.
  • • Original passport or Emirates ID for UAE Nationals.

✓ Tenancy contract.

✓ Written request from old tenant requesting to transfer the flat. Letter must also mention the refund process.

✓ If unit is larger than one bedroom, proof that it will be used for family accommodation:

  • • Copy of marriage certificate.
  • • Original passport of spouse and valid visa.
  • • Family Book for UAE Nationals.

✓ ADDC Clearance certificate or Closing Account Certificate.


What documentation are required for commercial tenancy contract?

New Lease

✓ Proof of identity:

  • • Original passport with valid visa and Emirates ID for expatriates.
  • • Original passport or Emirates ID for UAE Nationals.

✓ Original Trade Name certificate.

✓ Proof of income for the business (i.e. statement of account).


Lease Renewal

✓ Proof of identity:

  • • Original Emirates ID and passport Copy.

✓ Valid Trade License.


Lease Transfer

✓ Both the previous and new tenant must be present at any Relaam office.

✓ Court attested ‘buy and sell agreement’ between the two parties.

✓ No objection request from previous owner to transfer the premise.

✓ Copy of advertisement in Arabic newspaper.

✓ Previous trade license copy.

✓ Original tenancy contract.

✓ Passport copies for owners of the previous commercial entity.

✓ Original Trade Name certificate or trade license.

✓ Proof of identity for owners of new commercial entity:

  • • Original passport with valid visa and Emirates ID for expatriates.
  • • Original passport or Emirates ID for UAE Nationals.

✓ For expired trade license, the tenant must provide an undertaking to renew and submit the valid licence within 30 days.

✓ ADDC Clearance certificate or Closing Account Certificate.


Can I make part payment?

YES.

All our tenancy contracts are for a period of one year and the tenant can pay with up to four (4) installments.

Note: AED 150 processing fee (subject to VAT) will be charged for every cheque deposited.


What are the documents required for the issuance of Tawtheeq contract?

To meet the requirements of Abu Dhabi Municipality (ADM), preregistration on UAE Pass and an active Smart Hub account are required for the issuance of Tawtheeq contract. This is applicable only to properties within the Emirate of Abu Dhabi.

How does Relaam handle landlord rental increase requests?

Rental increases are managed in line with local regulations. We ensure full transparency, communicate any changes clearly with tenants, and guide both parties through the process to ensure fairness and compliance.

Are there any hidden fees or charges during the lease?

There are no hidden charges. All fees are clearly listed on the Tariff of Charges board at all our branches and are also available on our website. We ensure full transparency throughout every stage of the leasing process.

What types of properties does Relaam manage?

Relaam manages a wide range of residential and commercial properties across Abu Dhabi and other emirates, including apartments, villas, offices, and retail spaces.

What are Relaam’s offices working hours?

Our offices operate from Monday to Thursday from 8:30 AM to 3:30 PM, and on Fridays from 8:30 AM to 12:00 PM.
